Opis stanowiska
Performance analysis
- Management reporting, analysis of portfolio performance and key deviations from the budget
- Rent-roll analysis and monitoring (e.g. tenant security, expiry dates)
- Monitoring of KPIs (e.g. occupancy, collection)
- Liaise with local finance team and outsourced service providers to ensure timely provision of monthly and quarterly reporting and review of information provided
Forecasting
- Preparation of budgets and forecasts
- Preparation of cash flow forecasts
- Cross department co-operation (including finance, leasing, technical team etc) to ensure highest quality of reported financials
- Maintenance of asset forecasting models for the portfolio, including: actuals upload, forecast update and HQ reporting
Business support
- Support business in tenant contract negotiations
- Preparation of calculations and recommendations as justification of business decisions (e.g. tenant incentives, rent discounts)
- Analysis of rental and service charge scenarios
System
- Active role in Yardi maintenance including: supervision of external users and ensuring reports and processes work properly
- Coordination of Yardi system upgrades and maintenance in the area of asset and property management
Profil kandydata
Qualifications and Experience
- University degree
- Post-degree, preferably 2-3 years' experience
- Fluent English
- Knowledge of the property and investment industry and real estate finance (e.g. rent-roll, service charge reconciliations)
- Good Excel skills
- (Optional) prior Yardi working experience
- (Optional) prior working experience with fund forecasting/investment returns models
